Openers are sold on horsepower and app features. What actually matters is where the garage sits in your house, how often the door cycles, and whether the door itself is balanced.

A belt drive runs on a reinforced rubber belt instead of a steel chain, which takes most of the rattle out of the ceiling above it. If someone sleeps, works or watches TV over the garage, this is the upgrade people notice the same night. DC motors also give you a soft start and stop, so the whole door moves quieter.
Chain drive: the lowest cost per year of service
A chain drive is louder, and it will outlast almost anything else on a detached garage or a shop. If nobody lives above the door, there is no good reason to pay more. We fit them all the time and say so.

Why does my remote work but not my keypad?
Nearly always the keypad: a flat battery, a worn membrane, or a code lost after a power event. Reprogramming takes minutes; if the pad is worn through we replace it rather than fight it.
Why does my door reverse before it closes?
Usually the safety sensors — knocked out of line, dirty, or blinded by low winter sun — or a close-force limit set too low. Occasionally the door itself is binding and the opener is correctly reading an obstruction, which is why we check the door first.
Repair or replace an old opener?
Gears, boards, remotes, keypads and sensors are all repairable and usually worth repairing. Once the motor is going on a unit old enough to lack rolling-code security, replacement is the better spend — and we will say which side of that line yours is on.
Can you add smart control to my existing opener?
Often, yes. Most openers with photo-eye sensors can take a retrofit Wi-Fi controller for a fraction of a new unit. We install it, pair the app and test it from outside before leaving.
How long do openers last?
Ten to fifteen years is typical, longer if the door stays balanced. An opener working against a badly balanced door will not see ten.
Do you program remotes for any brand?
The common brands, yes — including universal remotes and in-car buttons. Bring us the model number or send a photo of the label on the motor housing and we will tell you before we come out.
