WHAT A TUNE-UP ACTUALLY COVERS
A tune-up is twenty-one checks — four of them fail first here.
Almost every emergency call we take was a cheap adjustment six months earlier. This is what we go through on an annual service, starting with the parts the Salt Lake Valley is hardest on.
The balance test almost nobody does
Pull the release, lift the door by hand to waist height and let go. A balanced door stays put. If it drops or flies up, the springs are off spec and every other part of the system is carrying the difference — including the opener. If the spring is worn, damaged or already failing, we can handle the necessary garage door spring repair before it turns into a complete breakdown.
Rollers, bearings, and valley grit
Dust off the west side and the summer inversion settle into rollers and bearing plates. A dry roller stops rolling and starts dragging, and then the track takes the damage. We clean, lubricate properly, and flag the rollers that are close to seizing.
The noise that means you already waited
Grinding, popping at the same spot, or a shudder halfway up is not a door that needs oil. It is a bearing, a bent track, or a spring near the end of its cycle count. Booking a tune-up at that point is still far cheaper than the call you make when it stops in the closed position.

Book it in the fall, before the first cold snap
Cold finishes off springs that were already near their limit, which is why our phone rings all week when it drops below freezing. A tune-up in September or October adjusts spring tension, tightens the hardware that a summer of forty-degree swings loosened, resets force and travel limits, and tests the sensors and auto-reverse — so the door goes into winter with margin instead of on the edge.

03. Tighten hardware
Vibration loosens everything on a door that cycles daily: bracket bolts, hinge screws, track lags, opener mounts.
04. Replace worn small parts before they fail
Rollers, a hinge, a bearing plate, weather seal. Small parts now instead of an emergency call later — with the cost told to you before we fit them.
05. Balance, safety-reverse test, and a written report
Hand balance, opener limits set, both auto-reverse tests run, then the watch-list of anything to keep an eye on.

How often should it be done?
Once a year for a normal household; twice if the garage is the door everyone actually uses, or if it is a shop door on a heavy cycle. Late fall is the best month in Utah.
What does it include?

Will it make the door quieter?

Yes, including doors and openers we did not install. Age is not a problem either; older hardware simply gets more attention on the inspection.
