Insulation: the number that pays you back here

An attached garage shares a wall with the house, and an uninsulated door is the biggest hole in that envelope. Insulated steel holds heat in January, keeps the garage usable in July, and runs noticeably quieter. If there is a bedroom or an office over the garage, this is the decision we push hardest on.

Steel gauge, and what a hailstorm does to it

Thinner steel is cheaper and dents from a basketball. Heavier gauge with a steel back skin resists hail and daily knocks, and holds its finish longer in the sun off the west benches. You feel the difference the first time you close it.

Most doors on newer valley homes were specified to a builder budget: single-skin, lightest springs that fit, cheapest rollers. That is why they are worn out at year twelve.   • How long does installation take?

    A standard single or double door replacement is a half day to a full day: removal and haul-away, new door and tracks, spring system sized and wound, opener set, then the safety tests and walkthrough. Full-view glass and custom carriage doors can take longer and we will tell you up front.

  • Do you haul away the old door?

    Yes — old door, tracks and hardware leave with us, and the garage floor gets swept before we go.

  • Which brands do you carry?

     Whatever the badge, the specification we care about is the layer count, the R-value and the hardware behind it.

  • Do I need a new opener with a new door?

    Not always. If the opener is healthy and correctly sized for the new door’s weight, we keep it and reset the force and travel limits. Where a heavier insulated door meets an undersized bargain motor, replacing it is the honest answer rather than watching it fail.

  • How long does a new door last?

    A quality insulated steel door, installed correctly and tuned once a year, commonly runs twenty years or more. Springs are the wear item and will be replaced once or twice in that time — that is normal, not a fault.

  • Is there a warranty?

    Manufacturer coverage on the door and our own labour promise are separate things, and we will put both in writing on the estimate.
